MM Spaces, a small business centre and co-working space in Mississauga faced tough competition and limited resources when trying to establish their brand or generate leads.

One of our most successful tactics was partnering with Hale Coffee near the business centre. Instead of using traditional lead generation methods like PPC advertising, we chose to work with a cafe within the ICPโ€™s geographical location.

By sponsoring free coffee in exchange for remote professionals' information, we were able to generate these leads at a flat cost of $5 each. Our funnel from then on was to enroll them in an email nurture drip, engage with them on a call, and book a tour.

This resulted in a total cost of $240 CAD for the 48 leads and an estimated average CPA of only $40 CAD.

To provide context for the CPA, we were generating leads for two primary customer segments, as follows:

1.) Customers using the โ€œflex deskโ€ option who stayed for an average of 8 months at $300 per month, generating a CLTV of $2,400 (75% of customer base)
2.) Customers with an average lifespan of 12 months, generating ~$700 in monthly revenue and resulting in a CLTV of $12,000 (25% of customer base)
